Important Notice to Owners:
Building Updates 2024:
The Board of Directors has approved several items to ensure our property continues to be maintained and look sharp!
- South Tower Various Units Fixed Paneled Window Replacements 12/2-12/6. Storm Damage from Tropical Storm Ophelia from September 2023. A large Highrise lift will be onsite in the back grass area during this timeframe. Please note this is weather dependent and delays will occur.
- North Tower Overhead Spall Repairs: 12/9-12/13. Demo will occur along with noise and construction dust. Patching and painting of the areas will occur 12/16/24-12/19/24.
- Restaurant Floor Re-surface: Restaurant will be closed 12/8-12/15 depending on coating dry time.
- Pressure Washing of our Parking Garage: 1/6/25-1/10/25
- Front Entry Door Paint: Off-season front entry door paint continues. Each owner will be charged $50 for front entry door paint. Deductions for each rental unit’s door will be charged as work is completed. Non-rental units: owners will be invoiced as work is completed. The General Manager will communicate with non-rental units for scheduling. According to the Declaration, front entry doors are the unit owner’s responsibility. Please note this work is temperature sensitive and weather permitting.
Rental Program Charge Updates:
- Preventative Maintenance Charges for this season are $175
- Unit Deep Cleans Charges for this season are $140
- In the event your unit needs painting which requires more than a touch-up please contact our General Manager for special owner pricing at dnewberry@shellisland.com
- Unit evaluations are in process and will be emailed to all owners on the rental program with required updates.
If you are currently a non-rental unit and you are interested in going onto the rental program for the 2025 season please notify our General Manager, Dara Newberry in writing at dnewberry@shellisland.com no later than December 15 , 2024, this way a unit evaluation may be performed and an assessment of your front entry door lock can be reviewed for installation.
